What is the Architectural Review Committee?

The Kildaire Farms I Architectural Review Committee (ARC) handles all requests for property enhancement. This committee works with residents to handle any exterior change. The ARC committee members are community residents who volunteer their time to serve the community. The ARC committee is overseen by the board of directors.

What is the Parks and Greenways Committee?

The Kildaire Farms I Parks and Greenways Committee oversees all of the common areas in our community. This committee is tasked with overseeing maintenance and enhancements of our extensive greenway/trail network and our parks. The Parks and Greenways Committee members are community residents who volunteer their time to serve the community.

How can I join a Committee?

We are always looking for qualified residents interested in donating their time and talents to further the HOA business. We welcome volunteers and participation for both existing committees and new ones. So, if you see an unmet need and would be interested in forming a Committee, to work on a solution let us know. How is the community managed?

Kildaire Farms I is managed by a board of directors duly elected by community residents. Members serve a term of 3 years. From time to time, the board of directors forms a nominating committee charged with finding suitable residents who will volunteer their time and talents to manage the community.

The board of directors oversees several subcommittees who have specialized focus areas. The Architectural Review Committee is focused on processing architectural review changes and ensures changes conform to the guidelines. The Parks and Greenway Committee is focused on management and enhancement of the extensive natural assets of our community. The board of directors oversees a number of service partners who handle operational and management tasks. Associa provides management of the community. Mutch Landscaping provides common area maintenance and enhancement services.

How are community dues spent?

Our community association manages substantial common property like the extensive greenway/park system and the network of private streets. Kildaire Farms I owns 27 private streets in the community and is responsible for the repair and maintenance of each street. All private streets in the community were paved in 2020 at an expense of over $300,000. 

To properly manage community assets, the board undertakes a reserve study every 4-6 years. The reserve study is an outside, independent audit HOA property that identifies the current status of the reserve fund and a stable and equitable funding plan to offset ongoing deterioration, resulting in sufficient funds when those anticipated major common area expenditures actually occur.

The Kildaire Farms I HOA prides itself in conservative financial management and not burdening its members with additional financial assessments beyond the annual dues.

What insurances does the HOA carry?

The Kildaire Farms 1 Homeowners Association carries common area liability insurance. Members of the board are also protected by a Directors and Officers insurance policy to shield them from personal liability while conducting HOA business.. Homeowners are responsible for ensuring that they have adequate insurance coverage in place for their property.

What responsibilities do members have to the HOA?

When someone purchases a property within a community association, a deed restriction on that property provides that the property owner automatically becomes a member of that community association, and continues to be a member of the association until they no longer own the property.

Just as the community association has certain responsibilities to its members, the members also have certain legal responsibilities to their community association. These responsibilities can typically be categorized into three areas:

  1. Comply with the deed restrictions in the governing documents and rules and regulations lawfully adopted by the Board

  2. Comply with the architectural control restrictions

  3. Pay the homeowners proportionate share of the expenses to operate the association.
